At GenOne, we specialise in support schools, trusts, and local authorities with integrated facilities management, capital projects, and strategic estate planning – helping you maximise impact without increasing cost.
School leaders today face a difficult balancing act: maintaining safe, compliant environments while navigating constrained budgets and rising expectations. Estates are no longer just operational – they are strategic assets that directly influence pupil outcomes, staff wellbeing and organisational risk.
Yet many schools are working with ageing buildings, historic compliance gaps and limited capital investment.
A recent example from Holy Trinity C of E School in West Sussex illustrates what’s possible with the right approach.
In 2022, the school’s estates compliance stood at just 70%, with significant risks identified and no additional funding available. Like many schools, leadership needed to improve safety, modernise learning environments, and deliver meaningful change – within existing financial constraints.
Through a strategic, partnership-led approach to facilities management and estate planning, transformation was achieved.
Within two years, compliance increased to 97%, providing assurance to governors and the local authority. At the same time, learning environments were systematically improved – upgrading classrooms, ventilation, lighting, and communal areas to create spaces that better support teaching and learning.
Crucially, this wasn’t just about compliance. Targeted capital projects delivered tangible impact for pupils and staff, including new modular classrooms, enhanced sports facilities, improved safeguarding through redesigned spaces, and dedicated welling areas for staff.
All of this was delivered without increasing the school’s core budget.
The lesson for school leaders is clear: improving estates outcomes doesn’t always require more funding. It requires smarter strategy, better visibility, and the right partnerships.
As pressures continue to grow across the education sector, those who take a more strategic view of their estate will be best positioned to reduce risk, unlock value, and create environments where both pupils and staff can thrive.
What could your estate achieve with the right approach in place?
